Bert Lauble has more than 20 years of real estate brokerage experience with industrial and commercial companies in Pittsburgh, PA area submarkets. Specializing in tenant representation and buyer-brokerage, he excels at creating choices for a tenant / buyer client, identifying and / or creating alternatives (real or perceived) that underlie a true leveraged negotiation with any one select landlord / seller. He has been retained by for-profit, non-profit and governmental entities interested in having representation that advocates for the tenant / buyer interests only. Raised in Pittsburgh, PA, he has intimate knowledge of all the commercial real estate submarkets throughout Western Pennsylvania. Bert has substantial expertise in transactional work involving a meaningful component of new construction and / or site development, particularly with operational facilities that are considered special purpose use. The special value that Bert brings to his clients is speed in identifying viable alternatives for a client’s future location and then refining the terms and conditions associated with each alternatives value proposition. This work is undertaken with relentless drive, passion, discipline, and focus in order for a client to evaluate alternative locations all at the same time and conduct a leverage negotiation with any particular landlord / seller. Possessing a bias for action, he has proven his ability to create a transactional process that results in an optimized real estate solution for clients.
Bert pays attention to detail and looks beyond the easy answers. His clients emphasize his value in helping them identify attractive alternatives that are not actively being marketed by landlords / sellers, objectively analyze any particular alternative and encouraging them to walk away from properties / transactions that are not fully aligned with the clients criteria for operational facilities. Of particular value is his experience in:
Retaining / organizing the transactional team which may include, but is not limited to, architects, engineers, contractors and specialized legal counsel
In-depth real estate strategy audits for clients seeking an independent, third party perspective
Structuring and negotiating purchase-option and lease (with termination) agreements
Due diligence and assessment of developmental risks involving significant new construction
Property management planning and sourcing
Prior to founding Bert Lauble Realty, Bert acquired his tenant representation / buyer brokerage skills under the tutelage of John C.
